Hello, My name is Charles Coffelt. I am the owner of Prospex Home Inspectors. I was born and raised in the Willamette Valley in Oregon. I have been doing construction in different trades for 28 years. Over the years, I have pursued an education in Construction. I have an A.A.S in Construction Trades, third-year L.E.B Class B Electrician, I.T.I Graduate, and InterNACHI Certified CPI. I continue to learn with continuing education.

I enjoy being a builder and an inspector. I want you to know I will do my best to give you all the information about your inspection to allow you to make an informed decision on the purchase. I want you to be confident with the knowledge of your potential purchase. I know this time can be stressful, but I aim to make this process as transparent and seamless as possible.

Commercial Inspection

Commercial inspection can vary, so please contact us to discuss the details. Example: warehouse building vs. apartment complex. We offer a full inspection for all types of commercial buildings. We follow the InterNACHI Standards of Practice for Commercial Inspections.

Radon Gas Testing

Radon gas comes from the ground and can cause cancer. We use Airthings Corentium Pro Meter for our tests. You will receive a full detailed report hour by hour of the levels. The report will show several conditions such as temperature, humidity, atmospheric pressure, motion events, and radon gas.

Single-Component Inspection

A single component inspection will cover any single component of a home or commercial building that needs evaluation.

Examples: roof, bathroom, fireplace, underfloor, and any item that is covered in the standard of practice.

ORELAP Water Test

An ORELAP-certified lab performs all water tests. Please call to discuss pricing and what kind of test needs to be performed. A water test can test just for certain materials such as bacteria, arsenic, nitrates, turbidity, PH, lead, and other metals.
